What is a licensed surveyor?
A licensed surveyor is legally authorised to define and certify land boundaries in Victoria. Only licensed professionals can conduct certain types of surveys, such as title re-establishment or subdivision plans. Mark Potter is a licensed surveyor with more than 20 years of industry experience and is approved to submit surveys to Land Victoria.
What types of survey do I need?
The type of survey you need depends on your project. Common types include:
- Title re-establishment surveys (to confirm boundaries)
- Feature and level surveys (for design and planning)
- Subdivision surveys (for dividing land)
- Set out surveys (to mark where a building will go)
- Application surveys (supporting planning permits)
We’re happy to help you choose the right type for your project.
How do I subdivide my land?
Subdividing land involves a licensed surveyor preparing a subdivision plan and lodging it with the relevant council and authorities. The process includes a title re-establishment, preparation of formal plans, and coordination with planners. We manage the surveying side of small-scale subdivisions from start to finish, ensuring everything meets legal and planning requirements.
What is a title re-establishment survey?
This survey determines the exact location of your property boundaries based on legal title and historical survey information. It’s essential when building near a boundary, replacing a fence, or resolving disputes with neighbours. Only a licensed surveyor can legally carry this out.
What are feature and level surveys?
These surveys provide a detailed snapshot of your land’s existing conditions, including trees, buildings, contours, driveways, services and more. Designers, architects and planners use this data to create accurate site plans and make informed decisions.
